How to prepare for an electrical safety inspection

3 min read · By Espire Electrical Solutions

To prepare for an electrical safety inspection, clear access to the switchboard, roof space and power points, write down any issues you have noticed, and gather details about past electrical work. That way the electrician can spend their time checking your property rather than moving furniture.

An electrical safety inspection from a licensed electrician helps identify potential hazards and recommends how to rectify them. If your home is more than 25 years old, or you are seeing flickering lights, dead power points or frequent tripping, it is a sensible step.

What an inspection typically looks at

Every property is different, but an inspection usually includes:

  • The switchboard, circuit protection and safety switches.
  • Visible wiring, including in the roof space where accessible.
  • Power points, switches and light fittings for damage, heat or wear.
  • Smoke alarms and their condition.
  • Outdoor power, lighting and any sheds or outbuildings.
  • Signs of DIY or unlicensed work.

Your pre-inspection checklist

Work through this list a day or two beforehand:

  1. Clear a path to the switchboard and meter box, and unlock any gates or cupboards.
  2. Make sure the manhole to the roof space is reachable and not blocked by stored items.
  3. Move furniture slightly away from power points where it is easy and safe to do so.
  4. Secure pets and let the household know someone will be moving through each room.
  5. Write a list of issues: flickering lights, warm power points, buzzing, tripping or switches that do not work.
  6. Gather any paperwork from previous electrical work, renovations or the purchase of the home.

Questions worth asking on the day

Use the visit to understand your home. Good questions include: Which issues are urgent and which can wait? Is my switchboard suitable for what I want to add, such as air conditioning? Are my smoke alarms in good order? Is there anything I should keep an eye on?

Ask for the findings to be explained in plain English. A good electrician will prioritise the recommendations so you can budget sensibly.

Signs it may be time to book one

You do not need to wait for something to go wrong. Many homeowners book an inspection when they buy a property, before a renovation, when tenants move in or out, or simply because they have never had one. Others book after noticing small warning signs that are easy to dismiss.

If any of the following sound familiar, mention them when you book so the electrician can pay close attention to those areas.

  • Lights that flicker or dim for no obvious reason.
  • Power points that do not work, feel warm or look discoloured.
  • Circuit breakers or safety switches that trip frequently.
  • A property that is more than 25 years old with no record of electrical checks.
  • Electrical work done by a previous owner that you know little about.

After the inspection

You should receive a summary of what was found and recommendations on how to fix any hazards. Common follow-ups are a switchboard upgrade, replacing damaged power points or fittings, and updating smoke alarms. You are free to get a quote for the work and decide on timing.
